From Riverside Cottages to a Village of Record
Shorewood began as a fishing and resort community on the Des Plaines River known as 'Troy,' anchored by the three-story water-powered flour mill early settler William Grinton built in 1845. Residents formed the Shorewood Beach Improvement Association in 1931 to organize what was still mostly a summer beach-cottage settlement, and the village was not incorporated until November 27, 1957, when 177 ballots were cast and the population stood at just 358.
Cottage-Era Homes Meet a 1970s Building Boom
Shorewood's population jumped from 1,749 in 1970 to 7,686 by 2000 as new access to I-55 and I-80 pulled in a wave of subdivision construction, so the village now mixes older cottage-turned-year-round homes close to the Des Plaines River with a much larger stock of 1970s-and-later construction -- two very different envelope and crawlspace histories on the same streets, and two different moisture profiles to check for.
